Booking terms
These terms apply to direct bookings made through lupinas.co.jp. They mirror the cancellation policy of our Airbnb listing, with one small modification (more generous refund 30+ days out).

To cancel, reply to your booking confirmation email or write to hello@lupinas.co.jp. Approved refunds are processed via Stripe to the original payment method within 5-10 business days.
Date changes
You can request a date change up to 30 days before check-in, subject to availability. If your new dates have a higher nightly rate, you pay the difference. If they have a lower rate, the original total stands (we don't refund the difference, matching standard short-term rental practice).
House rules
Standard house rules apply — quiet hours after 22:00, no parties, no smoking inside the property, and pets only with prior approval. Damage deposits are not held by default but may be invoiced separately if damage occurs during your stay.
Legal check-in registration
Japan's Minpaku Act (住宅宿泊事業法) requires every guest at a registered short-term rental to provide identification and complete a legal check-in registration. After payment, you'll receive an email with a link to the registration form. This must be completed before arrival — without it we cannot share key access details.
Force majeure
If a stay cannot proceed due to natural disaster, government order, or other genuinely unforeseeable events outside both our and the guest's control, we offer a full refund or rescheduling at no cost. This is handled case-by-case — write to hello@lupinas.co.jp with details.
Disputes & damage
We aim to resolve any concern directly and promptly. If you experience an issue during your stay, contact us within 24 hours so we can address it before checkout. Damage caused during a stay may be invoiced separately based on documented repair costs. Chargeback disputes filed with your card issuer should only be a last resort — we will respond with payment confirmation, the inquiry record, and any communication from your stay.
